Documents are “recorded” and become Official Records of Palm Beach County. The public can view these documents at our offices or online. Some documents may not be viewable online due to privacy laws.

Record Notices of Commencement at PZB

Recording services at Palm Beach County Planning, Zoning & Building (PZB) are available only on Tuesdays, Wednesdays and Thursdays.

Witness Address Requirements

All deeds and easements notarized in Florida require witness names and witness addresses. Other documents “by which title to real property or interest is conveyed, assigned, encumbered or disposed of” may or may not have witnesses, but an address is required if a witness is included. If there are no witnesses on these other documents, then no addresses are required. Learn more about witness address requirements.


Prepared By Statement 

Per Florida Statute 695.26(1)(b) a Prepared By Statement is required on documents for recording that affect real property. This requirement does not apply to: 

  • An instrument executed before July 1, 1991
  • A decree, order, judgment or writ of any court
  • An instrument executed, acknowledged, or proved outside of this state
  • A will 
  • A plat
  • An instrument prepared or executed by any public officer other than a notary public

Declaration of Domicile

A “Declaration of Domicile” is a legal document that defines where you reside and intend to maintain your permanent and principal home; and declares that you are a bona fide resident of the State of Florida.


Domestic Partnership

Palm Beach County's domestic partnership registry is maintained by the Clerk of the Circuit Court & Comptroller's Recording Department.


Escrow Accounts

The Clerk of the Circuit Court & Comptroller provides non-interest bearing escrow accounts for payment of Recording and other services, such as Index/Photocopy fees.

Notice Of Commencement

Florida law requires a “Notice of Commencement” to be recorded by the county and/or city before activities begin (such as renovations, building of a pool, etc.).


Transfer of Lien to Bond

If you wish to transfer a lien to bond, you must provide a recorded copy of the Claim of Lien being bonded together with a cashier's check pursuant to Chapter 713 of the Florida Statutes.


Searchable Library of Interlocal Agreements and Annexations

Effective August 27, 2022, Interlocal Agreements and Annexations will not be recorded in the same fashion as other documents and instead will be available in an online searchable library. When an Interlocal Agreement or Annexation is submitted to Palm Beach County, it will not have the Clerk File Number and Book and Page normally seen on a recorded document. The document will instead have a stamp with a CFN DF number:
